An island: every move in or out crosses water
There is no way onto Lulu Island that does not involve a bridge or the tunnel. Several crossings connect Richmond to Vancouver, Delta, New Westminster and the airport lands, and they are not interchangeable for a loaded truck — some are height-restricted, some funnel into a single approach that backs up on a schedule, and the shortest one on a map is frequently the slowest one in practice. This is the part of a Richmond move that rewards local knowledge over navigation software. We choose the crossing and the hour when the job is booked, not when the truck is loaded.
Flood-level foundations and the raised front door
Because Richmond sits low in the delta, newer residential construction is built up above grade to meet flood-elevation requirements. The visible result is that a great many Richmond houses have a front door reached by a flight of exterior steps, and little or nothing below the main floor. It catches out crews who assume a flat city means flat access: the ground is level, the entry is not. On a quote this matters more than it sounds, because every item makes that climb and nothing rolls up it. We ask about the entry rather than assuming a flat carry.
The Canada Line corridor: elevators, loading zones and paperwork
The tower cluster running through City Centre, Brighouse, Lansdowne and Aberdeen is the densest housing on the island and the most tightly scheduled. Elevator bookings are limited and need to be reserved ahead; loading is from a designated zone or bay rather than the curb; and most strata corporations want proof of insurance before the elevator key appears. None of it is difficult, all of it is fatal to a schedule if discovered on the morning. Give us the building name at booking and the arrangements are made in advance.
Steveston's village core
Steveston is a historic fishing village that grew into a neighbourhood, and the old core still has the street pattern to prove it — narrow, contested for parking, and busy with visitors on summer weekends. The housing is a mix of older homes on small lots and newer infill, so the interior access varies far more than in the planned subdivisions elsewhere in the city. We book Steveston jobs early in the day where we can, which removes most of the friction.
Newer townhouse complexes and internal drive aisles
Richmond added a lot of strata townhouse stock over the past two decades, and it shares the pattern seen in every new complex: internal aisles sized for cars, visitor parking grouped near the entrance rather than beside your unit. The practical consequence is a longer carry than the floor plan implies, and it is the single most common reason a townhouse move runs past its estimate. How Long a Richmond Move Takes

Do you move to and from Steveston?
Yes, and it is one of our regular Richmond destinations. Steveston is mostly single-family homes and townhouses, so truck access is usually straightforward. The variables are the older village core, where streets are narrow and parking is contested, and summer weekends, when visitor traffic along the waterfront makes the approach slower than the distance suggests. An early weekday start solves most of it.
